How Our Program Works 

The amount of cash you will receive at closing upon the purchase of a property will be determined as follows.  Commission rates are generally determined by the seller and the seller’s broker (whom we do not control), and standard industry practice and rules would entitle us, as the buyer’s broker, to receive half of the commission paid to the listing broker, or about 3.0%.  In all transactions, we limit the commission we can collect.  For Full Representation, our commission is limited to 2.5%.  For Standard Representation, our commission is limited to 2.0%.  For Be Your Own AgentSM services, our commission is limited to 1.5%.  Any commission paid by the seller in excess of these amounts will be applied instead as a purchase price credit in your favor at closing.

BE YOUR OWN AGENTSM :

When you choose Be Your Own Agent services, we will provide the following services, free of charge:

  • Guidance/Advice.  We will assist you during all phases of the process and provide guidance and advice in making offers, about general market risks and conditions.

  • Negotiation.  We will solely represent your interests as a buyer in all negotiations for your purchase.

  • Closing.  We will assist you in obtaining financing, title insurance, hazard insurance, inspections, appraisals and preparing for settlement and purchase of your home.

With Be Your Own Agent services, we will NOT provide the following services: (i) we will not search for suitable properties for you, (ii) we will not make appointments for showings, and (iii) we will not attend showings or preview properties.

 

STANDARD REPRESENTATION:

NO FEES OR COMMISSIONS / UP TO 1.0% CASH REBATE AT CLOSING / (Contract required)

With Standard Representation, we will provide all of the services provided with Be Your Own Agent services, free of charge.  In addition, with Standard Representation, we will provide the following additional services, free of charge:

  • Property Searches.  We will use our professional knowledge and skills to help you search for and locate suitable property.

With Standard Representation, we will NOT provide the following services: (i) we will not make appointments for showings, and (ii) we will not attend showings or preview properties.

 

FULL REPRESENTATION:

NO FEES OR COMMISSIONS / UP TO 0.5% CASH REBATE AT CLOSING / No Commitment Required

With Full Representation, we will provide all of the services provided with Standard Representation, free of charge.  In addition, with Full Representation, we will provide the following additional services, free of charge:

  • Appointments and Showings.  We will make appointments for showings, attend showings (at your request), and provide guidance and advice at showings.
